Fractional Ranches For Sale
Individual ownership of ranch real estate is not for everyone, as it requires a significant investment of time, money and resources. We have discovered that the price and responsibility of full ranch ownership is beyond most of our client's desires and expectations. Fortunately, there are now several options available for those who want to own and enjoy large working ranches for sale, without assuming the full financial and operational responsibilities that come with individual ownership.
Shared Ownership Ranches, also known as Tenant-in-Common (TIC) is a form of holding title to real property. Under this co-ownership structure, you will own an undivided fractional interest in an entire ranch property and share in your portion of the net income, tax benefits, and appreciation. These ranches will have resort type accommodations (lodges, cabins, etc) for the owners use, as well as extensive facilities in place for recreation, such as horses, fishing, hiking and riding.
Another successful model for ranch ownership is the Exclusive Residence Ranch. These beautiful ranches offer a limited number of lots for sale to an individual owner. The lots typically range from 35 to 100+ acres and usually have designated building envelopes and covenants. The remaining ranch property is left under a conservation easement for the exclusive use and benefit of the residence owners.
Private Residence Clubs are another popular variation on shared ownership. A PRC is a fractional, vacation real estate development owned by members and operated for their enjoyment. PRC membership is typically structured as a non-equity ownership, with exclusive right-to-use membership to the ranch lodges, cabins and recreational facilities, without equity ownership.
