The following overview is not an offering to participate in any real estate investment program. No investor will be provided a private placement offering until they have been qualified by the management sponsor, and have a full understanding of the risks and requirements related to this real estate program.
The Ranch Investment Programs are fixed term private equity funds designed to invest, preserve and enjoy ranch real estate properties in the Rocky Mountain Region. These programs are targeted to the accredited investor who is looking to balance a diverse investment portfolio with real estate. These programs offer the investor the lower risks associated with real estate, significant income tax benefits and an excellent potential return on invested capital. The Investors receive the added benefits of enjoying the recreational attributes of the property, while knowing they have preserved a significant piece of ranching heritage.
The financial strategy of the Ranch Investment Program is to maximize investor yield by developing and improving the following income opportunities:
Operations – Maintaining ranch land operations is a key objective to the Investment Program. The revenue from operations will be based on a turnkey ranch lease rate relative to the optimum economic output from the agriculture plan.
Recreation - The recreation returns will be maximized through targeting a ranch for sale with commercial recreation potential, and then enhancing that potential through professional wildlife habitat design and enhancement programs. Recreational programs will allow for limited fishing and hunting access by members and fee based users.
Water Leases - By selecting ranch land with large senior water rights, the Investment Program is able to generate significant revenue through leasing the water rights to downstream agricultural or municipal consumers.
Land Sales - By targeting larger ranches (>2000 acres), it is possible to selectively locate individual parcels of land for sale, without impacting the ranch operations, preservation or aesthetic value. The sale proceeds from these ranches will be passed on to the investors in the program.
Conservation - A significant part of the financial returns from the Ranch Investment Program will come from tax benefits related to Conservation Easements placed on the ranch property. Under the IRS code, the donation of a qualified conservation easement may be treated as a charitable contribution. By selecting a large ranch for sale with desirable amenities in a development corridor, it is possible to return 40-60% of the invested capital to members through individual tax deductions.
Appreciation - The final opportunity for financial returns comes from the appreciation of the real estate and ranch improvements. Real Estate is one of the most stable growth industries for investment. It is part of the Program strategy to target large ranches for sale with desirable attributes that result in the highest appreciation potential for the industry.
The investment exit strategy will allow the ranch to be sold to a limited number of fractional owners at a premium price. By selling the property through fractional ownership, the Investment Sponsor is getting the maximum return on their investment. In addition, the sponsors are given the option to retain a long-term interest in the property if they desire by converting their investment interest into a fraction ownership interest.
The timeframe for completing the fractional ownership program is expected to be 2 to 3 years. This will allow for the implementation of all capital improvements, conservation easements and fractional marketing programs.
