Buyer's Representation
In every real estate transaction there is a buyer and a seller. In almost all transactions the seller is well represented by an agency relationship with a licensed broker. The seller's broker has a fiduciary (trust) responsibility to inform the seller everything he learns about the buyer in order to get the best price possible for the property. If an interested buyer contacts the listing broker for representation, this broker cannot have the same relationship with both the buyer and the seller (this is called "dual agency" and is illegal in some states), and therefore must treat the buyer as a neutral customer without any fiduciary responsibility. This results in the buyer getting inferior representation on one of the largest investment decisions in their lifetime.
The buyer agency relationship is becoming increasingly popular, as licensed brokers are being asked to represent, evaluate and complete the real estate transaction under a fiduciary (trust) relationship with the buyer exclusively. Having your own agent will help you through the due diligence, negotiations and transaction process, ensuring that you get the best price and terms for the property that you want. Having a buyer agent on your team usually will not increase your costs, because your agent typically shares the commissions with the listing broker.
